INTEGRAL BUILDING SERVICES PLANNING
FROM PROJECT CONCEPT TO FUNCTIONING BUILDING

The key lies in careful planning in which all of a project’s internal and external factors are carefully balanced and integrated into one overall solution, and this applies especially to highly complex building supply systems that have to be failsafe, efficient, economical and sustainable.

We design your building’s entire technical supply and disposal system in accordance with the service specifications of HOAI, Germany’s official scale of fees for architectural and engineering services. This planning is done in a multi-stage process:

  1. Initial workshop / needs analysis
  2. Basic evaluation and project organisation
  3. Preliminary planning
  4. Design planning
  5. Approval planning
  6. Implementation planning
  7. Awarding of contracts
  8. Property and construction supervision
  9. Property management and documentation

INITIAL WORKSHOPS
NEEDS ANALYSIS: THE FIRST STEP TOWARDS AN OVERALL CONCEPT

At Liebert, every project begins with an initial workshop designed to create a shared understanding with the client about the project they have in mind. This involves a detailed appraisal and discussion of requirements, needs and goals. The following parameters are primarily discussed:

  • Initial situation (existing and envisaged production and work processes, any existing studies, goals, etc.)
  • Specific requirements of the client, user group(s), facility management, etc.
  • Framework conditions such as budget, legal requirements, time frame, priorities

On that basis, we develop intelligently managed overall concepts that bring together and balance architectural and building services factors. We ensure that your building’s energy consumption, carbon emissions and operating costs are kept low in the long term, without you having to sacrifice the comfort you want from your building.

BIM BUSINESS INFORMATION MODELLING
INTEGRATED BUILDING PLANNING WITH BIM GIVES YOU PLANNING CERTAINTY

A functional building has to be planned in an integral way in which all of the technical areas are combined into one coordinated, failsafe overall solution. The integrated BIM approach (business information modelling) only succeeds if the way you work is integrated as well, which is why it delivers the methods and procedures that give you certainty in your planning, costing and scheduling, even in complex building projects, this being the prerequisite if the building is going to be economical, sustainable and functional when it goes into operation.

At Liebert, 3D planning using BIM methods and tools and encompassing all of the technical areas begins in the preliminary design phase. Each of our locations has a team of CAD/BIM experts who are highly qualified designers with project experience and who can plan and design your project using the latest planning software.

COMMUNICATION AND COLLABORATION
FOCUSSING ON SOLUTION-DRIVEN COLLABORATION

When planning building services technology, it’s important to get everyone – client, investors and users – to buy into a shared, coordinated concept. To do that, you have to communicate closely and precisely and you all have to share the same understanding of the project.

At Liebert, we work according to the principles of cooperation, communication, transparency and openness – not just internally, but also – and especially – when we work with the client and other project stakeholders. Integral planning only works if everyone involved has the same goal, takes a collaborative approach and communicates closely. At Liebert, we make sure that’s what happens.

QUALITY MANAGEMENT
MONITORING THE PLANNING PROCESS; ON-SITE PRESENCE

Quality in every phase of planning and realisation and in subsequent operation – that’s what we aspire to. Integrated quality management based on our management system ensures that the quality really is right in terms of time, function and economics.

  • Quality is safeguarded throughout the entire project by means of professional planning tools and integrated planning that encompasses all the technical areas
  • QM is established as part of the needs analysis before planning even begins
  • Quality criteria are regularly reviewed at regular planning and construction meetings in which the project stakeholders are always involved
  • While technical building equipment is being installed, the construction site is fully supervised by our site management if required, to ensure that the agreed quality standards are met
  • BIM-based building services planning across all project phases and technical areas
  • When it comes to quality, Liebert focuses especially on communication between all of a project’s stakeholders, and does so by managing interfaces efficiently

TECHNICAL BUILDING SERVICES PLANNING SOFTWARE
TOOLS FOR PLANNING, CALCULATION AND SIMULATION

When it comes to planning, calculating and simulating building services, Liebert relies on the following modern software solutions and methods:

  • Autodesk AEC Collection (architecture, engineering and construction collection / integrated BIM software with the components AutoCAD, REVIT, NavisWorks Manage and MEP toolset)
  • Bentley MicroStation (3D CAD/BIM)
  • Solar-Computer (heating, ventilation and plumbing calculations)
  • liNear Solution (CAD, design, calculation)
  • Venturis TRICAD (CAD for Bentley MicroStation)
  • CADInLa 2020 (DWG converter)
  • mh-Software (technical building services planning software)
  • Simulation programs for CHP plants, solar plants, cooling load simulation according to VDI 2078
  • Fire protection planning for pipeline installations in compliance with LAR (German pipeline system directive) with TGAplus
  • Certified planning of fire alarm systems in line with DIN 14675
  • TRIC instrumentation and control / building management system planning software for producing control diagrams compliant with VDI 3814
  • ORCA AVA for creating bills of quantities, price comparison lists and invoices
  • Heating load calculations in line with DIN EN 12831
  • Economic efficiency calculations in line with VDI 2067
  • MS Project for scheduling and tracking
  • Lighting calculations including graphical representation
  • Optimised pipe network calculations for heating, plumbing, cooling and wastewater in line with DIN EN 12056

We can control the entire project using a separate project server if required.

SIMULATIONS
DEPICTING AND EVALUATING THE REAL-LIFE BEHAVIOUR OF A BUILDING IN ADVANCE

Simulations can be used in the initial planning phases to draw conclusions about aspects of a building like its thermal behaviour; such simulations serve as an important planning aid with which to develop an energy-efficient concept which is compliant with the level of comfort required in the building. The complete building is documented in a dynamic building simulation program to show its behaviour and the cooling and heating loads that will be required when the sun is at different positions. Simulations also predict thermal comfort in the workplace, including a calculation of non-compliant hours each year; this enables you to install only the equipment you need and no more, thereby reducing technical outlay. Even complex projects can be simulated this way and precisely evaluated, room by room. Lighting conditions can also be shown in advance using realistic simulations.
